How it is worked out

The published share of the qualified business income you enter, in full while your taxable income is at or below the published threshold. Above it, that amount is brought down towards the published wage and property ceiling - the greater of the published share of your W-2 wages, or the published share of those wages plus the published share of your unadjusted basis in qualified property - by the same share of the way your income has come through the published phase-in range, so the ceiling applies in full at the top of it and not at all below it. Where the ceiling is already the larger of the two, nothing is taken off. For a specified service trade or business the whole of it is scaled by what is left of that range, reaching nothing at the top. The answer is then never more than the published share of your taxable income less the net capital gain you enter, and it is rounded to the nearest cent. This computes one trade or business, or one aggregation: it carries no REIT or publicly traded partnership component, no patron reduction and no loss carried forward from an earlier year.

QBI component rate
Your QBI component is generally 20% of your QBI from your domestic trades or businesses.
Taxable income limit rate
However, the deduction is limited to the lesser of this amount or 20% of your taxable income, calculated before the QBI deduction, minus your net capital gain (increased by any qualified dividends).
W-2 wage limit rate
your QBI for each of your trades or businesses may be partially or fully reduced to the greater of 50% of W-2 wages paid by the qualified trade or business, or 25% of W-2 wages plus 2.5% of the UBIA of qualified property from the qualified trade or business.
